The sales front
for letting agents.

A flat goes online and the messages pour in. We answer every one, check who fits, and book the viewings. As your agency.

The problem

Too many messages for one flat. Then silence for the next.

A good flat gets more messages than an agent can answer in a day. Most tenants get a late reply, or none.

When the next flat comes in, nobody goes back to the tenants who missed out. By then they have signed with another agency.

A new WhatsApp enquiry, a reply timer at four minutes, and bars showing 78 percent of buyers choose the first reply and that the odds of reaching a lead fall more than ten times in the first hour.

What we do for letting agents

Every tenant answered. The right ones booked.

We answer every enquiry from portals, Facebook, WhatsApp and the phone, in your agency’s name. We ask the move-in date, the budget, who will live there, pets, and how long they want to stay.

Tenants who fit get a viewing slot. The others get a polite answer and a place on the list.

  • Tenant enquiries answered in minutes
  • Move-in date, budget and household checked
  • Viewings booked, confirmed and reminded
  • A waiting list kept for the next flat

Landlords

Landlords hear from you before they ask.

Landlords want to know what is happening with their property. We send a short update after each round of viewings: how many asked, how many viewed, what they said.

When a lease is ending, we call the landlord two months before, so the flat comes back to you.

Two speech bubbles: a caller saying it is Maria from your business, and a customer confirming Thursday morning.

The next flat

Every new flat, to the tenants who missed the last one.

Tenants who did not get a flat are still looking. We keep what they need on file and contact the ones who fit on the day you add a new flat.

Only tenants who said yes to hearing about similar flats.

Questions

Questions.

Do you check tenants’ documents?+

No. We ask the questions you set and pass on the answers. Checks, contracts and deposits stay with your agency.

Can you update our landlords for us?+

Yes, if you want it. A short update after each round of viewings, in your agency’s name.

Do you work with short lets?+

Long lets are the best fit. Short lets come through booking sites, which answer for themselves.

Do you work with more than one agency per town?+

No. One agency per town.
